Stage One Investment

Fund members currently receive a 12% annual return on a 36-month investment,

with monthly interest payments and full repayment of the principal at the end of the term. BoxHouse Capital originates loans to BoxHouse at a 12% APR, and all gains are passed through to investors with no fees. Additionally, all loans are fully collateralized, ensuring a secured investment structure designed for stability and reliability.

Loans Proceeds

to BoxHouse are used to purchase inventory, equipment, or real estate. Loans are fully collateralized by inventory (houses), receivables, or real estate.  All collateral is unencumbered and has 60% LTV or lower. See investment disclosures and underwriting documents in the Investor Portal.

What is a BoxHouse?

A BoxHouse is 380-500 sqft, depending on the model. It is designed to provide privacy and comfort and includes a full kitchen, bathroom, bedroom, washer/dryer, and dining and living area.

Constructed with an internal steel frame, the BoxHouse is designed to endure significantly longer than conventional stick-built houses due to its reduced susceptibility to conditions such as mold, rot, etc, which can deteriorate traditional building materials used in conventional housing.

The BoxHouse steel frame is unique as it doesn’t require an expensive foundation. They simply sit on 12 adjustable feet on either concrete blocks or helical piers (ground screws). Its unique steel frame construction allows It to be movable and easily placed In service In harsh and difficult environments.

Investment Process

Register Through Investor Portal

Sign in to the investor portal and verify you are an accredited investor.

Review PPM* and Disclosures

Review the deal disclosure documents and sign the private placement memorandum (PPM).

Select 12, 24, or 36 Month Investment

Choose a 12-month investment at 8%, a 24-month investment at 10%, or a 36-month investment at 12% annual return. You may also choose an combination of these offerings.

Deposit Your Investment

Link your bank account and make an easy online transfer without any fees. ($50k minimum)

Receive Monthly Interest Payments

Your monthly interest payments will be paid on the 5th of each month for the duration of your investment period.

INITIAL INVESTMENT RETURNED

After all the monthly interest payments have been made for the investment period, your final payment will be in the amount of your initial investment. You may also choose to reinvest your funds.
